Palazzo Rospo is a large property set in 10 hectares of private grounds, with 6 double bedrooms in the main house and two bedrooms in the seperate coach house. A large infinity pool with a cocktail bar, 12 seat cinema, 3 terraces for alfresco dining, and a petanque court. There are breathtaking panoramic views of the rolling Tuscan hills , vineyards, and olive groves for over 100 miles. Palazzo Rospo has a storied history dating back centuries, embodying the timeless charm and prestige of Tuscany. Set within 10 hectares of private grounds, yet a short walk to the charming centre of the village of Chianni, Palazzo Rospo is a rare retreat that combines seclusion with convenience. A cypress-lined driveway sweeps down to the villa, where the shimmering pool and manicured lawns immediately set the tone for relaxation.
Dating back to the 1870s, this grand Ligurian-style villa has been meticulously renovated to juxtapose historic character with contemporary comfort. The interiors reflect a mid-century industrial aesthetic, with polished concrete floors, original stone walls, vintage antiques, and plush sofas.
The expansive 25-metre L-shaped living room, styled by the villa’s owners, a Cinematographer and painter, is divided into inviting zones for relaxation, complete with a cocktail bar, card table, and wine rack stocked with local delights. Entertainment is at the heart of Palazzo Rospo, with a private 12-seat cinema featuring Dolby surround sound, a 4K projector, and a library of 600 films.
The state-of-the-art kitchen, designed for the joy of cooking, boasts a six-burner Smeg oven, Miele appliances, and a Bezzera espresso machine, flowing seamlessly onto terraces with panoramic views stretching over 100 miles. Alfresco dining is a highlight, with a marble table seating 16 and a spiral staircase leading to an upper terrace perfect for sundowners.
Upstairs (oak herringbone floors throughout), there are six air-conditioned bedrooms with antique king-size beds and five-star Egyptian cotton linens. Hannah's suite provides added privacy with its own entrance, terrace, and study with additional double bedroom. Ava’s House, a separate stone building with two double bedrooms, is ideal for teenagers or an additional family. These two rooms share a shower room and have an outside area with seating. Ideal for anyone wanting a little privacy. In total the house can sleep 16 people.
The outdoor spaces are equally impressive: a Heston Blumenthal Everdure barbecue, JoJo’s poolside cocktail bar, olive grove, and gardens alive with deer, wild boar, and migrating swallows. The infinity-view pool is the centrepiece of holiday life, day and night. There is also a petanque court to while away hours in the Tuscan sunshine.
Despite its privacy, Palazzo Rospo is within walking distance of Chianni’s restaurants, shops, and lively summer fiestas. The villa is 1.2 kms from the village centre, 500 metres to a mini market and 900 metres to one of the best restaurants for miles. Despite the proximity to the village it is very quiet and amazingly secluded.
Tuscany’s cultural treasures—Volterra, Pisa, San Gimignano, Siena, and Florence—are all within easy reach, while the beaches are just 40 minutes away. For music lovers, Andrea Bocelli’s Teatro del Silenzio is nearby, hosting world-class performances each July.
